Access Statement

Introduction


Woodgate Farmhouse is located in a quiet country lane just south of the village of West Winterslow in the peaceful Wiltshire countryside.  The following is our Access Statement.


Car Park


There is ample secure parking in our graveled car park either in front of the house or in a larger car park behind the house next to the stable yard.

There is a small step  2 1/2” (70 mm) , 3’ (920 mm) deep and 5’3” (1.6m) wide to the front door.  The front door is 33” (840 mm) wide.


Welcome Area


The entrance hall is stone flagged with a chair, coat stand, guest message board (handy for noting breakfast time) and chest of drawers with first aid kit and our guest book. The hall is well lit with an emergency light above the door in case of power failure. There is a downstairs cloakroom with WC with soft close seat that is 15 1/4” (395 mm) high off the hall for guest use and a door leading to the dining room.


Dining Room


Breakfast is served in the Dining room.  The large dining room table seats 8 and the smaller dining table seats 4. The Dining room is carpeted. Guests have the use of a lounge area whilst staying with us.  We have a comfy two seater sofa and two armchairs surrounding an open fireplace which provides a wonderful warm welcome during winter.  The patio doors lead out to the patio where there is the option of al-fresco dining when the weather allows!


The Patio


The patio is reached through double doors via two steps down. The steps are 6” (150 mm) high, the first is 22” (560 mm) deep and 8’ (2.4m wide) and the second one is 34” (870 mm) deep and 11’ 8” (3 m) wide.  Guests are welcome to sit and relax on the patio as it is a suntrap until 2 pm.

There are 7 steps  of 6” (150 mm) with handrails down to the garden.


The Garden


In the afternoon/evening guests are welcome to use the Summer House or sit next to the pond which is sunny from afternoon through to sundown.

The Koi pond is raised 16” (400 mm) and is 5’ (1.5 m) deep. The wildlife pond is raised 8” (200 mm) and is 12” ( 300 mm) deep. The lower fishpond is at ground level surrounded by a 18” (450 mm) picket fence however it is 3’ 3” (1 m) deep.  It is very important that any children are supervised at all times.

 

Guest Bedrooms


Leading off the hall are the carpeted stairs to the guest bedrooms. These consist of 3 steps to a small landing, a 90 degree turn and then 11 steps to the first floor landing.  The bottom  steps is 7” high (180  mm), the second step is 6 1/2” (165 mm) high and the third is 6” (150 mm) high. The remaining are 7 3/4”  (190 mm) high.  The stairs are 32” (800 mm) wide. There is a handrail. Above the stairwell is an emergency light.

The guest rooms are reached down a further carpeted hall way, there is one small 3” (75 mm) step which is permanently lit overhead.

Both bedrooms have a torch for emergency use.


The Green Room


It is the first room on the right, it is carpeted and has a Chunky Pine  king size bed 21” (540 mm) high, two bedside cabinets with bedside lights, digital radio/alarm clock a chest of drawers, a desk,  two comfy club chairs (please note manufacturers  weight limit of 18 stone) and a coffee table. The central light has on/off switches both by the door and above the bed.

The green room has a large en suite bathroom with ceramic tiling and under floor heating. It has a fabulous bath and a separate low profile 1200 x 900 cubicle with power shower.  The door opening is 20 1/2” (520 mm) The WC has a soft close seat 17 1/2” (445 mm) high.  There is clothes hanging space in the bathroom and two heated towel rails, and a mirror with shaver point and light.


The Red Room


This  is the larger of our guest rooms, it is carpeted and has additional rugs.  It is furnished with a beautiful Vancouver Oak suite comprising a king sized bed 25” (640 mm) high, bedside cabinets with bedside lights, a chest of drawers, kneehole desk, and side table. It has three comfy club chairs (weight limit 18 stone), coffee table and ample clothes hanging space. Lighting is also dual control from bed and door way . This room is large enough for an additional person staying on a ‘put up’ bed at additional cost. The en suite bathroom has an oak floor with oak wash stand, bath and separate power shower. The shower door is 30 1/2” (770 mm) wide. The WC with soft close seat is 16” (405 mm) high. There is a mirror with light and shaver socket, radiator and heated towel rail.


Emergency Evacuation in the Event of Fire


Smoke detectors are fitted in all guest rooms and the hallway. In the event of a fire, the alarms will sound. In the event of power failure, emergency lighting will come on automatically in the hall, stairway and above the front door. Please advise us if you have a hearing impairment and may not be able to hear the alarm.


Smoking is not permitted anywhere in the house.  Guests may smoke on  the small patio by the pond provided that smoke does not blow into the house.


General


If you have forgotten your shaving kit toothbrush/toothpaste etc we have emergency supplies so please ask and we are sure we will find something for you!


Bicycles can be locked in a dry garage overnight and a bicycle puncture repair kit is available!


Telephone number for local Doctor’s surgery is available in the guest folder.


Mobile phone reception in Winterslow is variable/poor. Our land line number can always be used for emergency calls, both incoming and out going.
